1. Good ‘value’.
Even buyers with large pockets want to feel that they are getting good value for their money. What we see as ‘good value’ is usually that our money is buying us most or all of the things that we have as mandatory plus some of the nice-to-haves also. When properties are run down, there is essentially a sense of good value if price permits us to put the property back to living condition within the price we pay and what we need to spend. Buyers don’t want to feel they are paying over the market odds for a property, and they will know when a property price is over-inflated.
Our team at Capital is armed with information based on their knowledge of the local market plus statistics they can access online from our property information systems, so can advise on realistic price bands for any property. We talk to our clients about what their goals are from the sale, which helps determine whether to go for the upper end of the expected price band or not. In some cases, we might agree to aim to smash the price ceiling for a street but in other circumstances it is only prudent for us to advise our vendors to aim for a good price e.g., if time taken to sell is important. 2. Sense of pride
Whether a first-time buyer looking for a studio flat or a mature couple with teenage children looking for a substantial family home, any buyer wants to find a property that gives them a sense of pride to own it. That sense of pride can come from many aspects. A homeowner might be proud of the lovely area their home is located in, or the glamorous front door and porch, the sparkling modern kitchen or the amazing views from every window.

Before you put your home on the market, you should pay some attention to kerb appeal and look at whether you can do anything else to improve its look from the roadside. Simple jobs like cleaning the gutters and windows, jet-washing the drive, clearing rubbish or clutter and adding some colour with pretty plants or shrubs in nice planters will make a big difference to that first glimpse of your property and what the buyer instantly thinks.
3. Vision
When looking at property, many buyers need help with their vision. In our property tours, our agents help them to visualise the house or flat as their own, with their furniture in it and not an empty shell or dressed in a style they don’t relate to. We may offer our vendors advice on de-cluttering a room or presenting it as having a particular function to help buyers more easily visualise living in it. We are happy to offer our experienced advice on home improvements - potential extensions, garage conversions or knocking rooms through which could alter the space to make it suit their needs. Each buyer is provided with a property floorplan which is a useful starting tool for stripping away the furnishings and focusing on the room sizes and flow.
4. Comfort
When we settle down at home, we want to feel that sense of ‘hygge’ as the Danish call it. A cosy, soothing feeling of wellbeing. A lovely fragrance when you enter a home sets the scene for a good viewing – there are fabulous candles and home sprays available now to help achieve this. Careful use of lighting creates ambience for your viewers. Don’t leave every room in the stark light of a central pendant but turn on table lamps and wall lights. If it’s cold weather, put the heating on – a viewing of a freezing cold home is likely to be rushed and unpleasant no matter how lovely the interior. If safe to do so, light the fire – it builds a picture of coming home to a warm, safe, welcoming space. When we can tell that this could be the right property for our buyers, it’s our agent’s job to help the buyer decide whether they want to commit to a purchase offer and then to tease out the right offer to put to you.
5. Security
