In-house valuations are conducted by specialists in the business who apply their knowledge of your local area and sales of similar property types to determine a realistic valuation for your property. They will take into account the current state of the property market and the Capital team has all the tools needed to access such information at the touch of a button.

Talking to our sellers to find out what’s important to them is crucial from the outset and even if you haven’t fully thought through whether timescale to sell or £ return is most important, our experienced agents will tease these key factors out in a natural and easy conversation, held at a place and time convenient to you. Whether that is in your home or at our offices or even on-line, we are very used to working wherever suits you best.

We present you with our proposed pricing as a band for discussion. You should never feel pressured to push for the highest price possible, nor to settle for a price below what you think your home is worth as we firmly believe it should be an agreement we come to jointly. After all, no one knows your property better than you.

We will advise you of our fee and calculate what that means in real terms as well as a percentage. We explain how this is only deducted at the point of sale, when you have funds available from conveyancing. Full transparency at all stages is one of our core values.

Once you have agreed to sell with Capital, we create a marketing plan to sell your home. We draw on excellent copywriters to pull together written descriptions that highlight the features of your home and first-class videography to create online tours, which are a key asset in selling with Capital. All property particulars contain a floorplan, an essential tool for buyers to recognise overall floor space, visualise potential room changes and note the property/garden direction. You have as much input as you want into your property particulars before they go live to make sure you feel they accurately reflect your home.

Timing is everything. The first day and time that a property launches onto the portals (such as Rightmove) is crucial to generating the maximum from the first wave of buyer interest. Capital utilises software algorithms that complement our experience, guiding us as to the best time to put your property in front of the right buyers. It works, we know!

Once an offer has been accepted, our role is not over. In fact at Capital we know how important it is at this stage to ramp up a gear to make sure a sale progresses to completion.
